BOMA measurement follows the ANSI/BOMA Z65 standards for measuring commercial space. They set out how to calculate the usable area of a suite and the rentable area, which includes a share of the building’s common spaces, so landlords and tenants use the same method.

Usable area is the space inside your suite that you occupy. Rentable area is usable area plus your share of common spaces such as corridors, washrooms and lobbies. Many leases price space on rentable area.

The load factor, also called the add-on or gross-up factor, is rentable area divided by usable area. For example, 1,000 sq ft of usable area with a load factor of 1.15 gives 1,150 sq ft of rentable area. We show the load factor on the sheet where it applies.

We measure to the latest ANSI/BOMA Z65.1 standard unless your lease or building calls for another. We can also measure to earlier editions, such as 1996 or 2017, so new measurements can match existing leases.

It depends on the size of the property and when we can access it. Tell us about your project and we will confirm the timeline when we reply.
